Steven Cook serves as the Senior Vice President of Land Development for Pillar Income Asset Management, Inc. and its affiliated companies. Steven leads all aspects of land identification, acquisition, underwriting, entitlement, planning, and development for residential and mixed-use communities.

Steven brings extensive leadership experience in real estate development, site selection, land planning, entitlement, zoning, environmental compliance, urban planning and design principles, and experience overseeing large-scale construction projects across Texas and California,  Throughout his career, Steven has built a proven record of delivering 12,800+ residential lots across large- scale master-planned communities while directing $500M+ annual budgets and optimizing land asset strategies. Steven has been recognized for guiding industry leading teams, shaping long-term growth strategies, and forging high-value partnerships with municipalities and stakeholders.

Steven holds a Bachelor of Science in Civil Engineering and is a LEED Accredited Professional. He is a champion of sustainable development and operational excellence that maximizes ROI, elevates enterprise value, and enhances community impact.
